A. Newmark Homes makes it easy for you to start the homebuying process! We have a preferred lender as well as a preferred tile company that works closley with us through out the whole processes making it a one stop shop for your home buying experience.
A. Yes, there are a few options that can happen if you have a home to sell and would like to start building a home with us. In select product lines and communities, you are allowed to hold a contingency while building your new home. (Please consult your new home specialist and lender for qualifications on the contingency program in select neighborhoods). Another option would be a "Buyout Program." We work with several brokers who offer these programs and will act as your listing agent in hopes to sell your home before your new home is completed. If your home does not sell by that time; the broker will purchase your home. (For more information on Buyout programs, please consult your New Home Specialist for details.)
A. Each of our locations have specific features that are included with the home's cost. Most costs are rolled in to the base price of the home, however many customers like to select choice locations and selections to their taste which may result in additional costs added in to the base price of the home.
A. Before your purchase you can get an estimate from one of our New Home Specialists to give you an idea of costs that may be added into your total home cost. Once you have contracted on a home and have started the process you will meet with our knowledgeable members at our Design Center to go over offered selections and the exact costs of these times on your wish list.
A. Unlike some custom building processes, Newmark Homes does not require a heavy "down payment" to start you home. We require earnest money to start your home (amount varies anywhere from $1,000-$2,500 depending on the location) and deposits on any "upgrades" that are added in to your home. All the monies deposited will be credited to you back at closing.
A. Generally the time it takes from the time you write your contract to the time you move into your new home is 4-6 months. A factor in length of time is size of the home. Of course time may vary based on uncontrollable circumstances, but our goal is to keep our processes on track to deliver a home in a timely fashion.
A. The choice is yours on whether to use a real estate professional. However, it is not a requirement. Our online and onsite consultants are ready to assist you through out your home search.
A. We do encourage you to make your home yours, so we offer an array of options and selections to everyone's unique taste! Although we are a production builder and do limit to approved options, we try to be as flexible as we can but are limited to not interrupting the originally approved architectural prints. We do offer a specific product line that does accommodate more customizable changes that may affect the plan. However, for all homes, we ask that you do make all of your approved selections and changes at contract and not once your home has started construction.
A. Unfortunately we cannot allow outside representation to install items nor install buyer supplied materials for liability and warranty reasons.
A. We have specialized staff members that are there to assist at different stages of the process! If your home is still under construction, your Sales Professional will take care of any of your questions or concerns that you may have during the process. Once you move into you home, you will contact one of our agents in our Customer Care department and are there to answer any questions about your new home and assist you with warranty items that may need attention.
